It's hard to believe that 2012 is coming to an end before we know it.  As usual, time flies!  Here are a few fun and interesting things to do and holiday events that I have come across for 2012.  Hope to see you there!

According to TARR (Triangle Residential Realty Report) it was noted that for Durham County "foreclosure filings during the third quarter of 2012 decreased 6%, the number of filings in the state increased 13%. The number of distressed listings in the Triangle Multiple Listing Service (TMLS) decreased 10%. Distressed listings account for 12% of total listings, up from 11% at the end of 3Q/11."

The TARR Report also noted that "Nationally, distressed sales accounted for 24% of July closings, down from 29% in July of 2011."

Although our area has not seen the same rates of foreclosure in other areas, it still has impacted our market and has causes prices to come down over all.  Search here for all Foreclosure properties available in Durham.

The market is starting to swing in favor of the seller!! No longer are sellers hoping to find a buyer who can get a loan from the bank. The current trend in the Triangle area is that we are low on inventory (houses for sale.) In Durham, NC for instance there are 22% less properties listed in October 2012 than the same time last year. And in Orange County there are 15.7% less properties listed in October 2012 than the same time last year.

With that said, overall sales are up 22% in Durham compared to this time last year and up 13% in Orange County.

The trend appears to show that its becoming a sellers market and that we may soon experience that phenomenon not seen in a number of years - Multiple Offers! If you are considering buying, be warned!

This is great news for sellers and an indicator that home values will be on the rise as the basic economics of supply and demand cause the pendulum to swing the other direction.
