My contract for service is with the Buyer and I work hard to ensure that they are getting a fair deal and they fully understand the process.  Understanding contractual obligations and timelines is very important for a successful close.  Understanding the market is important in getting a great deal.  Negotiations for concessions, terms and conditions should always be handled by someone working in your best interest!
