Why Use the Real Estate Bulldog for Your Durham Home Needs?

Your Real Estate Agent Works For You!

As a Seller, the real estate fees paid to a Broker are significant to your bottom line.  I take that very serious! It is my goal to ensure I earn every penny of that commission check. Sticking a sign in the yard and putting the listing in the MLS is not earning a commission.

Working closely with the Seller client to understand the market, preparing the home for sale, explaining contractual obligations, fully marketing the property, negotiating an offer and managing the contract to close process are just some of my important duties.

When I represent a Buyer - although the Seller pays real estate fees to the Buyer's agent - it is my duty to look out for the best interest of the buyer. My contract for service is with the Buyer and I work hard to ensure that they are getting a fair deal and they fully understand the process.  Understanding contractual obligations and timelines is very important for a successful close.  Understanding the market is important in getting a great deal.  Negotiations for concessions, terms and conditions should always be handled by someone working in your best interest!

Whether I am working as a Listing Agent or a Buyer's Agent - my #1 goal is to look our for my client's best interest.

My many years as a Real Estate Attorney in the UK, have given me the knowledge and experience to manage complicated contractual situations.  I read the fine print!  I can spot potential problems, before they become a problem. I practice honesty and fairness in everything I do.

Let's meet sometime.  I welcome the opportunity to earn your business.

Duke University Housing and Investment Properties

Duke University Housing and Investment Properties

Why rent Student Housing at Duke University, when you can own and invest?

Durham was born out of the historic brick mills and old factory buildings and has revitalized into this bustling metropolis of art studios and galleries, tapas bars, good food venues, bakeries and pizzerias. The vibrant City has people of many cultures and is a superb blend of students and business people. Its quirky and fun but serious and business like too.

Duke University with its awe enveloping stone buildings, almost out of Englands 'Olde Worlde' era stand mosaic like in the beautiful gardens surrounding the University.
Covered Walkways at Duke University
As a Durham Real Estate Agent working in this wonderful city, I see Durham Homes for Sale everyday that would be a good option for parents seeking housing for their children attending Duke University. Instead of renting Student Housing at Duke, consider purchasing a property to for your children to live in near Duke in Durham. There has never been a better time to purchase an investment property in this area and with the rumblings of an upturn in the economy, that investment might just be what you need to consider right now.

I have a few options under $150 000  linked here for you to consider.  There are many properties available that would be a better option than renting.  Once your student graduated, you could even keep the property for investment.  Your rental income can easily cover a mortgage and if you were paying cash for the property, you would have a secure investment with a better rate of return than you would putting your money most places now days.

Consider your Duke University student finding a roomate or two to defer the cost.  With so many great investment opportunities in the area, I know I can find your stsudent a great place to live and a place that will bring you a positive return on your investment!

Please contact me if you would like to consider an investment, I have really excellent opportunities for you right here, right now!

5 Bedroom Homes for Sale in Durham

5 Bedroom Homes for Sale in Durham

How to Combine Finances to Buy a Home with Family.  Find a 5 Bedroom Home for Sale in Durham to Share.

I have met several clients lately seeking to combine finances to buy a home with family.  Pooling finances together to be able to afford a nice home that can be shared in a muli-generational living arrangement is an emerging trend in housing as the cost of living is increasing.

Planning, open-mindedness, and agreements in writing will aid in the success of such a venture.  A qualified Mortgage Lender can review your current situation and advise you on the type of loan, down payment and affordability with combined incomes.  The next step is finding the right home that will meet everyone's needs, maintain a sense of privacy for all and fit within the budget.  Working with a professional Realtor, like myself, you can view many properties and evaluate the pros and cons of each before making a big decision.  A multi-unit dwelling might also be a great option.

How to Buy Property in the United States

Start your U.S. House Hunt with me first!  If you are a foreign real estate investor looking for your dream home, vacation home or investment property anywhere in The United States, or you just have questions about How to Buy Property in The United States, please contact me first.

I can help you find a home anywhere in the United States through my vast network of contacts in the real estate field.  An Expat Home Search can be complex.  As a former Real Estate Attorney in the UK for 29 years and a current Active licensed Real Estate Broker in the US, I offer a wealth of knowledge to help you make the best decisions when buying a home in America.  Having bought property myself in the US - I also offer personal experience.

The right Agent makes all the difference in the American real estate market.  Real Estate Agents (whether representing the Seller or the Buyer) are paid by the Seller as part of the Listing Commission.  Buyer Representation is ALWAYS free to the Buyer.  Important: The Listing Agent works for the Seller first, not you The Buyer.  To have your best interest represented, it is wise, although not mandatory, to work with a Buyer's Agent.  You have nothing to lose and everything to gain!

I will help you research, interview and select the right Agent anywhere in the Country based on your needs and their expertise at NO COST TO YOU.

Not all Agents are the same.  Real Estate Agents in the US, for the most part, are self employed and work under the license of a brokerage.  Although governed by their brokerage, each individual Agent has their own ways of doing business, past experience, local market knowledge, etc.  I know what questions to ask to find the best Agent for the job of representing YOU.

Contact me today for a no cost, no obligation consultation to review your unique needs and get you started on your American Home Search.  Any questions you have about How to Buy Property in The United States I can answer or find you the right answer.  I'm here to help.

Remember, no matter what part of the United States you desire, I can help make sure you make the right move.
Contact Me about any property you see online and I will gather more information for you as Your Buyers Agent.

2013 Real Estate Forecast for Durham, NC

2013 Real Estate Forecast for Durham, NC

Being optimistic, yet cautious, I believe that this will be a steady and stable year locally for 2013 real estate sales in Durham, NC.  There are still great deals to be had in our area if you are a buyer. And as a seller, our market had the good fortune of not being hit as hard as many parts of the Country.

With the housing market continuing to stabilize, the inventory neighborhood by neighborhood will strongly affect individual sales prices this year.   I don't foresee across the board dramatic price decreases or increases.

Now more than ever, a keen eye on local market history, knowledge about neighborhood factors that affect market value, property condition, and comparative market analysis are important to determine fair market value.  Whether buying or selling a home in Durham, using a professional to help you analyze and negotiate price, terms and conditions is imperative.

Contact Me today for a free Home Buyer Consultation or a no obligation Seller Market Analysis for your home.
